Our Process

Our Process

The steps to our approach and process are simple and transparent. The creative team at DKWozniak Design Build, LLC will become your best advocate in one of your biggest investments; we ALL work as a team together. We aim to have open communication with our clients to ensure a happy and organic building process from start to finish. We love being involved as early as possible to gain the best understanding of your custom home dreams and goals.  The needs of a custom home project vary and we assemble what you need, offering flexibility. We offer a fixed fee (varies project to project) for our unique design build services. Our in-house interior design service can complement the building process, adding visual comprehension to exterior and interior finishes, materials and a Style File can be custom created to help with your overall vision and budget along the way. Our process also helps reduce or eliminate any costly change orders during the design and construction timeline, keeping the timeline linear as possible. Typically Design and Permit duration is 4-6+ months and Build duration is 10-12+ months depending on complexity, climate, and other factors.

Let's Meet

Honesty and transparency are the foundation to any good relationship. Let’s meet and greet and see if we’re a good fit for your home goals. You learn about us and we can assess the scope of your project and move on to the next step in our process if it’s a fit.

Pro-Forma

This is a crucial step we want to do with our clients. We work with you to develop a financial analysis of all project costs. Examples of project costs are design costs, land costs, loan costs, permit fees, all hard and soft costs, etc.

Building Control Budget

We use our design build history, our past and present data, sub-contractor and vendor relationships and pricing to develop a cost control budget. Then we will all review and modify as needed. From there it will be developed into an agreed upon budget that turns into a Schedule of Value (SOV) for each line item as the project develops.

Value Engineering

Like a ‘buy out’ process, we verify the building budget with sub-contractor quotes and value engineer as necessary to achieve the pro-forma expectations. This process supports the SOV as well.

Owner’s Rep

There are many people that are involved in our roles and they include bankers, architects, structural and civil engineers, surveyors, consultants, jurisdictions, etc. We’re happy to meet on your behalf of the pre-construction phase and throughout for a smoother process. We can also help find and assemble these people to customize and fit the project’s needs.

Design + Development

Many key steps happen during this phase. We work with the architect and various consultants during the design process to refine the SOVs and finalize the pro-forma. Other steps include financing, obtaining permits, interior and exterior finishes begin and then a finish schedule is commenced.

Construction

We wear many hats during this phase, still ensuring and implementing quality control. Construction admin involves requesting and reviewing this buyout process, writing, and reviewing multiple contracts, loan draws, etc. Construction project management involves various scheduling, site visits, meetings, inspections, etc. All interior and exterior design selections are selected, approved and ready for ordering.

Home Stretch

Maintaining quality control and all duties and details are still top priority. Job cost accounting is completed. Certificate of Occupancy and any other certification is obtained. We provide a Homeowner’s Manual complete with a 1-year warranty. Tutorial meetings are scheduled as needed. Then the keys to your new custom home are yours!
